Harris
Teeter is the anchor tenant of Waterside Crossing’s 19.04 acre
commercial development. Phase one completed in the summer of 2002,
Harris Teeter occupies a 36,000 square-foot facility, with an
additional 33,567 square feet of retail space in Phase One. The
remaining portion of the commercial component of Waterside Crossing
consists of retail, office and medical outparcels. |
| Adjoining Residential Development: |
Waterside
Crossing is a mixed-use village, comprised of single-family homes,
townhomes, with amenity packages. Orleans Builders built 134 townhomes
priced from $100,000 to $125,000. The 424 single-family homes are
priced from the $270,000’s to the $400,000’s, and are also under
construction. The single-family homes are being built by Niblock Homes.
The 326-acre development is equipped with city water, sewer and natural
gas. |

approximately 15 miles from I-85, 12 miles from the Charlotte city
limits, 18 miles from the Charlotte/Douglas International Airport,

$111 million addition project is slated for Highway 16. Once complete,
this will include a new Highway 73 exit - the first exit from
Charlotte. This exit is approximately one-half mile from Waterside
Crossing. The NC DOT estimates this project will be completed in 2007.
In that same time frame, improvements to the existing intersection of
Highways 16 and 73 will take place. |

| Residential Growth |
|
Following
is a subdivision status report and a map showing the route of the new
NC Highway 16. Also included is a Kubilins Traffic Consulting, Inc.,
traffic impact analysis for the intersection of NC Highways 16 and 73.
The
subdivision status report lists all subdivisions with ten or more lots
approved in Lincoln County from August 1998 through June 2002. Twelve
subdivisions within a seven-mile radius of Waterside Crossing are
numbered on the map. These 12 subdivisions represent approximately
3,438 homes either built, under construction, or scheduled for
construction. This represents 60 percent of the total number of homes
approved in Lincoln County and illustrates the dramatic growth
occurring in Eastern portion of Lincoln County. These numbers only
represent new growth and do not account for the tremendous growth of
the past 10 years east of NC 16 around Lake Norman in East Lincoln
County.
Also shown on the map is the new NC Highway 16. The
new NC 16 will be a four-lane divided median highway with access only
at the two interchanges as indicated. Construction has begun on the
first leg, with completion of this section to NC 73 slated for 2007.
Many
improvements will have been made to the current intersection of NC 16
and 73 by the time the first leg of the new NC 16 is completed.
Enclosed is a copy of the Executive Summary from Kubilins Traffic
Consulting, which shows existing lanes and improvements to be made by
the developer and NCDOT. The intersection of NC 16 and 73 is currently
four lanes and will be expanded to seven to accommodate the higher
traffic volume. The intersection is currently the busiest in East
Lincoln County and will continue to serve as the main intersection once
the first leg of NC 16 is completed. Presently, everyone south of the
Denver area passes through this intersection in their travels to
Charlotte, Cornelius or Huntersville. Many speculate that an increasing
number of people who live in northern Mecklenburg County will use this
as their route to and from Charlotte as congestion on Interstate 77
increases. When the first leg of the new NC 16 is complete, it will be
approximately 15 miles to Interstate 85 and approximately nine miles to
Cornelius or Huntersville.
